Balance Property Partners
Balance Property Partners is a boutique property consultancy started by its two Directors, Santino Mercuri and Matt Power in 2015. Our clients include corporate groups, individuals and family groups. We assist our clients in fulfilling their property requirements in all sectors of the property industry.
The Directors work on all projects and bring over 45 years of combined experience in property and project management. Matt and Santino have worked together for over 15 years at three different companies and complement each other in their skill sets to provide a service that is greater than the sum of its parts. The core values of honesty and integrity drive the business.
Santino Mercuri
Santino is a career property professional with qualifications including a Business Degree (Property). He has worked for a number of boutique, private developers since the mid-1990s and has been involved in acquiring and divesting properties with a combined end-value in excess of $1 billion. The key to Santino’s success has been his ability to create strong and lasting relationships within the industry and with clients, which gives him access to many investment and development opportunities. Santino is also a diligent and persistent project and development manager, having managed many projects of varying sizes throughout his career.
Matt Power
Matt’s property career commenced following significant Project Management roles in the development of Marvel Stadium, Hisense Arena and AAMI Park with the Melbourne and Olympic Parks Trust. Commencing with a boutique, private property group in 1999, Matt was responsible for the development of a 3,000 lot masterplanned subdivision with an end-value of over $600 million. His journey through the industry has seen him work for several private companies as General Manager managing projects across all sectors including residential, commercial, retail, educational, industrial and recreation. He has a reputation as an intelligent, lateral thinking professional who gets the job done. Matt also has strong corporate real estate and property acquisition skills.
Our Projects
Infill Residential Development
BPP were engaged to manage an infill residential land subdivision for a client. Our role was to provide a full turn-key solution that included management of the financing, design, planning, construction and sales.
Childcare Centre
BPP sourced the tenant and managed the design, planning and construction of a new Childcare Centre on behalf of a client. We have been involved in several acquisition or leasing transactions in the Childcare sector.
Residential Growth Corridor Land
BPP have been involved in more than $150 million worth of broad hectare residential land transactions on an off-market basis since 2019. Our role has included – sourcing opportunities, due diligence and securing the most suitable purchaser depending on size or complexity of the site. We have worked for either the Vendor or the Purchaser in these transactions.
Project Management
BPP were engaged to manage the development of an infill townhouse development for a client. Our role was more of an administrative role required by the financier of the project to ensure that the developer met their project milestones.
Corporate Real Estate
BPP have assisted several clients with their business accommodation requirements. The tasks have included the management of relocation to new premises for lease or owner-occupation, market rent reviews and lease expiries.
Industrial Development
BPP have been involved in the acquisition, development and disposal of various sites in the industrial sector. We have worked for either the Vendor or the Purchaser in these transactions.
Commercial Acquisitions
BPP have assisted several clients in acquiring industrial or commercial investments in accordance with our clients’ requirements.
