Balance Property Partners
Balance Property Partners is a boutique property consultancy started by its two Directors, Santino Mercuri and Matt Power in 2015. We assist clients in achieving their property goals, whether they be individuals, companies, families or even other property groups.
The Directors work on all projects and bring a combined experience in property and project management of around four decades. Matt and Santino have worked together for well over a decade at three different companies and compliment each other in their skill sets and provide a service greater than the sum of its parts. The core values of honesty and integrity drive the business.
Santino is a career property professional, having studied Property at RMIT in the mid 1990s. He has worked for a number of boutique, private developers since 1997 and has been involved in acquiring and divesting properties with a combined end value in the hundreds of millions of dollars. The key to Santino’s success has been his ability to create strong and lasting relationships within the industry and with clients, which gives him access to many investment and development opportunities. Santino is also a diligent and persistent project and development manager, having managed many projects of varying sizes throughout his career.
Matt’s property career commenced following a significant Project Management role with the Melbourne and Olympic Parks Trust where he was involved in projects such as the development of Etihad Stadium, Hisense Arena and AAMI Park. Commencing with a boutique, private property group in 1999, Matt managed projects from small developments up to a 3,000 lot subdivision with an end value of over $600m on land sales alone. His journey through the industry has seen him work for several private companies as General Manager and he has managed projects across residential, commercial and industrial spaces. He has a reputation as an intelligent, lateral thinking professional who gets the job done. Matt also has strong skills in property acquisition and CRE.
Acquisition & Disposal
We help you acquire (or divest) property whether it be Residential, Commercial or Industrial. We can help to identify the right property, undertake due diligence and negotiate the right price, then see it through to settlement.
We can provide a full, turn key Development Management service from planning and design through to financing, construction, sales and legals. Alternatively, we can provide input along the way to assist you in your project. We also assist developers in working through busy periods by managing complex projects to completion.
Corporate Real Estate
We can assist you in finding a new premises for your business to lease or purchase and negotiating the ultimate outcome. Part of our offering could include the management of any fitout works required and the disposal or let up of your former premises.
283 The Lakes Boulevard, South Morang
A 21 lot land subdivision and Child Care Centre development, commenced in 2016. BPP were appointed as Development Manger and responsible for managing the Planning, Construction and Sales for the project. The project is tracking well ahead of budget.
Burwood Factory Acquisition
BPP assisted a private client in NOT buying a property due to concerns over planning restrictions that would have prevented the client undertaking the long term development he desired. We then sourced and acquired an alternate property that suited his needs.
Dacland Project Management
Dacland are a large land developer who had a couple of complex infrastructure projects to complete within two developments in Melbourne’s North. They entrusted BPP to complete these projects on their behalf as they concentrated on new projects.

BPP acted in acquiring the land for a developer client and assisted in the planning permit application for 42 residential lots.
Ringwood Factory Acquisition
Private clients sought a commercial yield investment and BPP sourced and acquired a factory in Ringwood on a solid commercial yield with a long term tenant in place.
BPP undertook the search and acquisition for the new corporate headquarters of Cube Networks. We then managed the let up of Cube’s former premises.
Proactive Accounting Group
Proactive Accounting Group sought a new office and BPP undertook the search and negotiations on their behalf. BPP also recommended a fit out contractor for the design and construction of their new office fitout in Camberwell.
BPP sourced and acquired a dwelling in Ivanhoe for a private investment client. BPP are working on an acquisition strategy for the neighbouring properties to build a large development site for the client for the long term.
Doncaster East project Due Diligence
A private client owned a large development site in Doncaster East and BPP assisted them by identifying potential exit strategies as well as likely returns from each option.
